The National Home Watch Association describes Home Watch as "the visual inspection of a property, looking for obvious issues."  Providentia's Home Watch Services are focused on the visual inspection of your property during extended absences, seasonal transitions, unexpected or planned times of leave or between your visits. Experienced, insured and bonded professionals make in person visits to your property to complete interior/exterior visual checks and make observations regarding the condition of the property, aided by supporting tools and technology.  We conduct routinely scheduled property inspections looking for issues like leaks, pests, and security concerns and immediately contact the property owner if an issue is found that needs swift resolution.  We then work collaboratively with the owner to devise a plan for resolution.  Whether you need frequent check-ins or occasional visits, we tailor our inspection programs to meet your individual needs.  We keep you up-to-date and provide peace of mind with prompt reporting.

Exterior Property Management

Exterior Checks

  • Conduct a full perimeter inspection of the property

  • Verify that the street water meter is not running

  • Look for evidence of vandalism, forced entry, or theft

  • Look for visible drainage or standing water issues

  • Assess outdoor faucets and hose connections for leaks

  • Check exterior lighting is operational

  • Visually inspect the roof, gutters/downspouts and chimney from ground level for signs of damage

  • Examine window screens and screened enclosures for tears or damage

  • Check gutters from the ground for blockages or buildup

  • Monitor pool water levels to ensure they remain above the skimmer and add water if necessary

  • Clear debris from the pool skimmer

  • Confirm the pool pump is operating properly during daytime hours only

  • Inspect yard and planting beds for trash

Interior Property Management

Interior Checks

  • Check that all exterior and appropriate interior doors are securely locked; including garage door 

  • Ensure windows are fully closed and locked and inspect for cracks or damage

  • Examine windows and doors for signs of moisture intrusion or water damage

  • Check ceilings for water stains or leakage

  • Run sinks and flush toilets 

  • Inspect beneath sinks and behind toilets for any obvious signs of leaking

  • Check the water heater for rust or signs of leaking

  • Confirm heating and air conditioning systems are operating and maintaining temperature as set 

  • Look for condensation or leaks around vents

  • Inspect and replace HVAC filters per set schedule 

  • Empty and replace moisture-absorbing containers to control humidity

  • Watch for visible signs of mold or mildew

  • Look for insect and rodent presence or infestations 

  • Test smoke detectors and replace batteries per schedule or as needed

  • Collect mail and bring it indoors; notify the homeowner of important items and forward when requested

  • Retrieve delivered packages and secure them inside
